Unpleasant Surprise…

We’ve started demo-ing the family room/playroom. This is a better view of the room (the picture’s a little dark, we took it at night):

And we found…

TERMITE DAMAGE! Argh!

(Yes, it’s in an area prone to wood-boring insects, and yes, we had a termite inspection. No, we are not happy with our inspector at the moment.)

So far it looks like it’s confined to that room, thankfully. There was one eaten-up beam under the stairs (where we’ll be putting in a toy closet):

When we took down the wood paneling from the wall that the playroom shares with the garage we also found damage in those beams.

Juan already ripped them out and replaced them with new ones.

Because of the cold, there are no active termites now, and we have an exterminator lined up for the spring. We’re on the lookout for more damage but haven’t found any.

We knew we were going to run into frustrating surprises but this one was completely unexpected!

We’ve started ripping out the kitchen! So much fun! Check it out:

The popcorn is coming down from the ceilings too. Our wonderful handyman Juan sprayed it and scraped it… and found Sheetrock that looks brand new underneath! It’s amazing because that popcorn’s been there for more than 40 years. I guess it’s good for something!

More demo pictures to come as more gets done. The destruction phase is fun and quick, so I’ll have more pictures soon!

More Before Pictures: The Living Room

One of the biggest selling points that convinced us to buy this house is the gorgeous living/dining room. It has beautiful cathedral ceilings (currently covered in that awful popcorn, whose idea was THAT?), big windows that let in tons of light, and a brick fireplace.

We wanted to build a wall and coat closet in place of the “fence” but now it looks like it’ll make the foyer too dark and narrow. What do you think about a half-wall with nice pendants hanging over it (so that there’s a separation between the entry and the living room without closing it off)? Will it just become a dumping grounds for keys, backpacks, purses etc.?

We thought about painting the fireplace but now we’re reconsidering. What do you think? How do you clean the soot off of the brick?

Right now half of the room is sunken, which would be great as a playroom if it was a little bigger, but it’s too small (and I’d be terrified that the kids would constantly be banging their heads on the brick hearth). So we plan to fill it in and make the room one big living room/dining room.

The fireplace area will be the “living room”: a couch, recliner, area rug and coffee table (if we can find one!).

I’m dreaming of wide, dark wood planks (or wood-look, which fits our budget and lifestyle better) on the floor. Our electrician (thankfully a friend of the family) is going to put in spotlights. We’re considering square directional spots like these:

Anyone have experience with them? They’re awfully pricey, so we want to know if it’s worth it or not before we put them in. We’re planning on putting in a lot of them – there’s great daylight in that room, but no lights at all for nighttime.

Also, we may put in a nice rectangular fixture in the middle of the room. We thought about a chandelier but it’ll look funny because our table will not be centered in this room. So we were thinking of something like this:

It’s pretty but a little expensive. Any ideas where I can get something like it for less? I know Dainolite is good quality but it’s a little out of our budget. So same idea, but less money?

What else can we do with this room? What color should we paint it? We’re going with a mostly gray palette for the downstairs.

Found: The Cutest Girl’s Crib Set!

Our current apartment is too small to set up the baby’s crib anywhere, so she’s still sleeping in the Pack ‘n Play. But I ordered the bedding set for her crib so that we can pick out carpet and paint for her room. It just arrived and it is just precious! This is it:

It’s even prettier in person! It also came with a matching diaper stacker and window valance. Shout out to overstock.com for having the best price on the Internet!

Because the kitchen is our biggest (read: $$$) project, we’re starting to tear it out immediately. Check out these pics before the demo starts!

Before: The Existing Layout

Forgive my nonexistent architectural and artistic skills, I’m doing my best here!

The basic layout of our house (not to scale) looks like this:

Downstairs:Downstairs layoutWe’re making the following changes:

Existing living room will become the formal living and dining room.

  • Features of the living room:
    • Beautiful cathedral ceilings
    • Brick fireplace
    • Sunken portion (very small)
    • Big windows at each end (lots of light)
    • Open to foyer with railing around sunken portion
  • Our plans:
    • Fill in sunken portion (too small to be of any use, though our son wants to use it as a ball pit!)
    • Add wall with coat closet in place of railing (this will make the foyer smaller but it’s worth it!)
    • Remove carpet and lay wide, dark planks
    • Remove popcorn ceiling (ugh!)
    • Add spotlights all along ceiling
    • Add bookshelves on either side of the front window

Kitchen:

This is a biggie. We’re taking down the partial wall that separates the kitchen and breakfast area to create one long galley kitchen, moving the doorway to the kitchen so that it is parallel to the front door (with a pocket door to hide a messy kitchen if we need to!), and putting in all new cabinetry, flooring, and counters. I’ll be able to explain better when I post pictures!

We’re also planning on pushing the laundry room into the garage for a bigger eating area (there is currently a sliding door in the kitchen next to the mudroom – that area will serve as our breakfast room). I’ll lose out on a nice big laundry room but I’d rather have a roomier kitchen!

Family room:

This will be our playroom. We’re adding a toy closet under the stairs in Harry Potter-esque fashion. This room will also double as an office – not ideal, but we only have so much space…

Garage:

The garage is staying as-is (maybe with added shelving). Most people with the same model have converted the garage into extra living space but my husband NEEDS his garage, so it’s staying! Our “someday” plans include an extension on the garage so that we can create more downstairs and upstairs space.

Upstairs:

We’re not doing any major changes up here, mostly cosmetic and closets.

  • Adding bookshelves in the hallway along the wall of the baby’s room
  • Adding linen closet at the end of the hall between the two bedrooms
  • Adding closet in main bathroom
  • Removing popcorn ceilings
  • Changing horrible light fixtures (and possibly medicine cabinets) in master bath
  • Replacing closet doors in all bedrooms
  • Replacing shaky stair rail that is not up to code and scares the wits out of me
  • Painting and carpeting

So those are our plans for now! I’ll post pictures as soon as I can get over there – we’re having record-breaking low temps today and I don’t want to take the baby out. Stay tuned!

 

It’s Ours!

Hello all, and thank you for visiting my new blog!

The day has finally come… we’ve closed on our dream home!

Well, right now it’s not exactly dreamy…. it needs a lot of work. But it WILL be our dream home!

I’ll be chronicling our extensive renovation – kitchen, flooring, paint, reconfiguration… it’s a big job but we are so excited to get it in motion. Our new four-bedroom, two-and-a-half-bath house is just begging for personal touches throughout. It was rented out until now and is decorated in blah tenant-friendly colors and fabrics – we plan to make it a fun and colorful place for our growing family!

Stay tuned for “before” pictures – I’m heading over to the house today with a camera so that I can show you the transformation!

I can’t wait to use this blog as a sounding board – aside from the regular house stuff, I’ll be posting pictures of home-related items that I love. Please give your input and show me what you love too!
